Thornhill Living Room Chair When Design2Sell staged three model homes for Wilson Parker Homes the team was presented with a challenge. This challenge was to create three different living rooms and family rooms that each had their own identity and design style in each home.

As we reported in an earlier post, Design2Sell staged three model homes and over 15,000 square feet for the builder recently. Public spaces such as the living and family rooms are important to a buyer and it was our job to maximize the appeal of these spaces and show potential buyers how each room functions.

Living rooms and family rooms are important to buyers because these spaces are where families spend the majority of their time together and where homeowners entertain guests. The model homes featured spacious living and family rooms. Space is a luxury, but many homeowners don’t know how to create a cozy environment in a large rooms. The key is to create conversation and seating areas that are welcoming and comfortable.

Below are a few tips and tricks to designing a living space in your home. These tips work whether you are designing to “sell” or designing to “live”.

-Ground the room. Use an area rug to define the space. In modern homes with open floor plans it is helpful to use large rugs to define separate spaces.

-Create a focal point. Arrange furniture so that the focal point is the focus of the room. Wilson Parker Homes featured a fireplace in each of their model homes living rooms, but artwork, a fantastic view, or an architectural detail can also work as the focal point in a living space.

-Create comfortable conversation areas. Don’t automatically push furniture against the wall. Begin with the placement of the sofa or largest piece of furniture in the room. Add chairs that face the sofa or are within a comfortable distance from it so that guests and family members can chat without straining. Consider angling the furniture and don’t be afraid to create multiple seating areas.
