4891 Powers Ferry Road KitchenThe design of a home can tell you a lot about how a homeowner uses a home, their lifestyle and what’s important to them. That’s why, when staging a home, it’s so important to capture the lifestyle desired by potential buyers. The staged home should speak to those who view it, allowing them to imagine themselves living in the home. A successful staging resonates with the eventual buyer of a property by matching their lifestyle while complementing the bones of home itself.

When our team at Design2Sell is called to a project, we take in all the details of the home from small to large. We analyze important aspects such as the colors on the walls, the lighting that best suites the room, and what accessories should be added. We envision the lifestyle of the potential buyer and determine the right mix of strategic inventory placement to create a vision, without distracting from the beautiful architectural features of the home.

One staging project we are particularly proud of is located at 4891 Powers Ferry Road. This stunning 9,800-square-foot, six-bedroom and eight-bath home was built by ETB Homes and is just .7 miles from Chastain Park. This immaculate home has all the desirable features a homeowner could want – a heated Pebbletec pool and spa, four-car garage, three finished levels, dual covered outdoor living spaces with fireplaces, and an incredible backyard sitting on over one acre, just to name a few!

At first glance, a blank decorating slate can feel intimidating. Our team breaks down each aspect of decorating so that we can track our progress and keep a décor plan on schedule and budget. For this project, we first began by gathering inspiration from the architecture.

The next step is taking into account the lifestyle of the homeowner. For this project, we identified that the homeowner would likely be looking for a home that exudes comfortable luxury. The main living area features plenty of seating gathered in front of the fireplace, creating conversation while taking advantage of the gorgeous outdoor views. Two built ins are capped by unique art and sculptures, mimicking the way a homeowner can show off their one-of-a-kind pieces or special collections. Nearby, the beautiful white kitchen offers plenty of cooking and prep space, as well as the option for eating on-the-go at the island bar.

The large dining room features an oversized, extendable table that is perfect for everything from weeknight family meals to large dinner parties. The wood table echoes the wood accents found throughout the home and exudes the casualness of a farmhouse table, while the ornate legs dial up the style. The chairs are roomy with a comfortable cloth material while the head chairs are made of soft, buttery leather. One of the main focal points of the room is a large mirror positioned diagonal from the table. This mirror not only adds elegance and character to the room, but it also reflects light from the decorative candelabra chandelier.

4891 Powers Ferry Road Master SuiteA home office provides private space and the flexibility for the homeowners to work from home when necessary, or daily. A formal sitting room was designed with comfort and casual conversation in mind, but the space could also be adjusted to be a second home office if both homeowners desire their own space. Another room designed for the homeowners, the master suite, features a large bed with plush linens and an oversized rug that warms the cool wood floors. A sitting area provides a relaxing environment while dark furniture, a standing mirror and bench dress up the space. The “less is more” approach was used in this room, creating a restful and uncluttered space.

The home’s rear porch features access from the living area and the master suite. Featuring outdoor curtains for maximum privacy, the porch offers plenty of comfortable seating options for outdoor entertaining, showing how functionable the space is.

When selling a luxury home, staging will help maximize price and minimize time on the market. This luxurious home on Powers Ferry Road was on the market prior to being staged. Once staged, this home was under contract in less than two months!
