One of our popular service selections is the fill-in staging service for luxury homes and estates. With our fill-in service, our design team will provide furniture placement for existing furniture already in the home, while also enhancing the rooms with additional Design2Sell inventory, like other furniture items, décor, rugs and art as needed.
One exceptional example of our fill-in service was our project at 1130 West Conway in Atlanta. This transitional-style home was staged by Senior Property Stylist Barbara Ader at the request of Realtor Dianne Harnell Cohen, a 10-year real estate veteran. When asked why she chose to stage this home, Cohen said, “I knew it was critical in selling the home. First impressions mean everything. You want the buyer to be able to see themselves in the house and staging really aids in allowing for that.”
Cohen knew the home’s ideal buyer would value privacy and premium quality, while desiring a home that is comfortable to live in and entertain lavishly at the same time. She also knew the home was in need of a major clean out, with final touches added to showcase the property in the best light.
“Design2Sell evaluates the property to see what can be used, and then makes a proposal on what needs to be added to optimize the aesthetic of the home,” said Cohen. In this home, we worked to stage the living room, den, master bedroom and three additional bedrooms. We also worked on the furniture placement in the dining room.
The formal den is flooded with light thanks to multiple sets of French doors capped off by arched windows and stunning cream-colored drapes. The arched entry into the room is also framed by matching drapes, providing a lounge-like, luxurious feel in the room. The ornate fireplace and mirror is the focal point of the room, with antique chairs and settees providing plenty of seating.
The homeowner’s beautiful black furniture in the dining room was staged to feature a functional round table that seats eight, with additional chairs available in the room to be used as needed. The dining room also features double sets of glass French doors with the trim painted black, as well as a French door into the kitchen. The gleaming parquet floors, beautiful chandelier and unique pattern on the ceiling all add to the air of luxury in the room.
Stunning built-in bookshelves painted black are the focus in the casual living room. The structure features space for a television, plenty of shelving for displaying unique collections or trinkets, and even a bar area perfect for entertaining. The room’s traditional ceiling and wall coverings coordinate nicely with the modern coffee table and end table, perfectly capturing the home’s transitional style. Transitional style is a marriage of both traditional and contemporary design, and this beautiful home exemplifies that style just perfectly.
Each bedroom in this home, from the master to the smallest guest space, showcases luxurious bedding, comfortable sitting areas and beautiful period pieces, from tables to nightstands. One guest bedroom showcases a four-poster bed with beautiful white drapes, a writing desk, glass-enclosed bookcase and velvet sitting chairs, all featuring a traditional style, while a Lucite chair adds a modern touch to the room.
The previous owner was a real renaissance man and collector with extraordinary taste. In addition to the furniture provided by the homeowner, the artwork displayed throughout the home is from his collection, while 50 percent of it is still locked in storage!
