Avalon is a popular Alpharetta community where a walkable, live-work-play lifestyle is the center of attention. The sidewalks are your personal shortcuts to parks, restaurants and entertainment. The community itself also boasts of world-class amenities and beautiful sprawling green space where you can relax and indulge in life. Our Senior Property Stylist, Melissa Piccirillo, recently had the pleasure of staging a former model townhome from Monte Hewett Homes, the exclusive home builder at Avalon, and the results from the project not only turned into a beautiful work of art but also produced exquisite results.
The townhome showcases four bedrooms, five bathrooms and 3,600 square feet of open, airy living space. The home features the highest quality materials, from honed marble kitchen countertops to custom recessed lighting and gorgeous seven-inch plank hardwoods throughout both levels. The kitchen is filled with convenient, top-of-the-line appliances including a double oven, built-in microwave, dishwasher and refrigerator. In addition, the natural light and high ceilings create a bright, mood-lifting essence throughout the home. Upstairs, the spacious master suite combines a sophisticated room with a large master bath and oversized closet. The entire home, including the amenities featured outside, such as the private courtyard pool with a built-in Viking-brand outdoor kitchen, all tie into the luxurious life offered at Avalon.
Property owners are often skeptical of the claims about how quickly staged homes sell, and they are worried that their expectations will not be met. Which is exactly how property owner Lina Frost felt when she considered using Design2Sell to help stage and sell her home.
“I was skeptical at first working with a staging company and felt somewhat worried,” she stated. “But Melissa is exceptional. She called me to talk about my expectations, to discuss decor options and to listen to my concerns. What impressed me the most is her professionalism and patience. She treated my home and project with a lot of respect and seriousness.”
Our goal at Design2Sell is to create a furnished home where visitors and potential buyers can come to sit down, relax and spend more time in the home to really get a feel of what it’s like to live there.
Staging is the art of putting a home’s best foot forward. It goes beyond freshening the paint, decluttering and throwing open the curtains for photography and showings. Melissa is one of our experienced stylists whose process of staging allows her to emphasize the home’s best features.
“When Melissa got to the home for staging, she called me, and we again discussed the set up, and she took her time in arranging and even re-arranging the furniture. She also sent me pictures for my approval,” Frost explained. “She was also flexible. After the initial staging, I asked for some additional furniture. Melissa agreed and even offered to purchase a banquet for the dining table.”The kitchen is simple yet glamorous with neutral colors and a bold exhaust hood that draws attention to the gorgeous details of the room. Adjacent to the open space is the combined living and dining area. Pictured above, you’ll see that Melissa used a zebra printed rug in the living area. The rug guides attention to the center of the room with its directional lines, while the animal print makes for the perfect accent to the solid-color furniture and décor. This entire room exudes a look of sophistication and relaxation. The office in this home is painted a rich, deep purple that contrasts nicely with the bright white ceilings and light wood floors. The bold color also complements the modern, minimalist furniture choices in the room. Potential buyers can envision themselves making bold yet smart decisions and harnessing their true creativity, as purple is associated with royalty and powerful, as well as luxury and unexpectedness. To keep the sophisticated and luxurious feel of the home going in each room, the bedroom was also staged in relaxing, serene colors. Buyers want a master bedroom that will offer them an escape from the cares of the world. Soft neutral colors and luxurious fabrics appeal to everyone, and by removing distracting and unnecessary furniture, the room really opens up. The headboard draws attention to the cozy bed, and the artwork and bedside lamps add a touch of elegance to match the gold chandelier.
Proper staging in homes is proven to help the selling process. Frost states, “We had a contract on the house just four days after staging, and so many compliments from our agents and other vendors. Melissa’s professionalism and hard work really made a difference. Thank you.”
