Frequently Asked Questions
Design2Sell provides professional home staging across Metro Atlanta. Here are answers to the questions homeowners and real estate agents ask most about our staging services, pricing, and process.
What does home staging cost in Metro Atlanta?
Design2Sell offers three staging packages. Essentials Staging is $2,500–$3,500 for 3 areas with a 45-day staging period. Premium Staging is $4,000–$5,500 for 4–5 areas with a 60-day staging period. Luxury Staging is $6,000–$10,000 for 5–8 areas with flexible staging periods. Your investment typically equals 0.5–0.7% of asking price — and staged homes sell for 6–12% more.
How long does the staging process take from preview to install?
5–7 business days from signing paperwork to fully staged. This includes the walkthrough, custom staging plan development, and professional installation. Agent partners receive priority scheduling with staging dates available within 48 hours of request.
What is pay-at-close home staging?
Pay-at-close lets you fund professional staging with zero upfront cost through our financing partner. To qualify, you need a credit score of 670+, verified property ownership, at least $50,000 in home equity, and a signed listing agreement. Our financing partner charges a flat fee based on credit score (0% for 800+, 4% for 740–799, 6.5% for 670–739), paid at closing. Check your rate at gotitus.com/estimate/design2sell — soft credit pull, no impact on your score.
Does staging really help homes sell faster in Atlanta?
Industry data shows staged homes sell 50% faster and for 6–12% higher prices than non-staged comparables. Design2Sell's track record in Metro Atlanta confirms this — our staged listings average 14 fewer days on market. Every $1 invested in staging returns $23.34 in added value.
What is the difference between vacant staging and a staging consultation?
Vacant staging furnishes empty homes with curated furniture and decor to help buyers visualize living there. A staging consultation works with your existing belongings — we rearrange, edit, and supplement to present your home at its best while you continue living there. Both approaches target the same outcome: faster sale at a higher price.
What areas does Design2Sell serve in Metro Atlanta?
Design2Sell provides home staging services across 12 Metro Atlanta submarkets: Buckhead, Sandy Springs, Alpharetta, Roswell, Marietta, Dunwoody, East Cobb, Smyrna, Woodstock, Kennesaw, Acworth, and Johns Creek. Our office is located in Marietta.
Why should I choose staging over a price reduction?
A $10,000 price reduction costs you $10,000. A $3,000 staging investment typically returns $15,000–$40,000 in higher sale price. Staging also reduces days on market, which prevents the negative perception of a stale listing. Top-producing agents recommend staging because the ROI data is undeniable.
Is virtual staging as effective as physical staging?
Physical staging generates 25% more offers than virtual staging according to industry data. Buyers walk into a staged home and see their future — virtual staging only works in photos. Physical staging creates emotional impact during showings, where most buying decisions happen.
How long does furniture stay in the home?
All Design2Sell packages include a 60-day staging period, except 45 days for the Essential Package. If the property has not sold within the initial time frame, extension options are available. For Luxury-tier projects, flexible extension arrangements are included in the package.
Do I need to stage the entire home?
Not necessarily. Our Essentials package stages 3 key areas for maximum impact. The areas that matter most to buyers — living room, kitchen, and dining area — create 80% of the impression. Our team assesses your property and recommends which areas will generate the strongest buyer response.
Can real estate agents partner with Design2Sell?
Yes. Our Agent Partnership Program offers 2 business days priority scheduling, co-branded marketing materials for listing presentations, and quarterly ROI reports comparing your staged listings to market averages. Top-producing agents across Metro Atlanta use Design2Sell as their competitive advantage.
What happens during the staging preview?
In most cases a designer visits your property for an in-home walkthrough. We assess every room, profile the target buyer based on neighborhood and price point, and build a custom staging plan. The preview is complimentary.
