Staging a Staycation-Worthy Custom Estate Home in Buckhead with Chase Mizell

Nothing beats the laid-back feeling of a stellar vacation. However, you only get to go on vacation once or twice a year, so why not create a permanent vacation vibe in your own home? Property Stylist Melissa Piccirillo recently had the pleasure of working with Atlanta’s No. 1 luxury real estate agent, Chase Mizell with Atlanta Fine Homes Sotheby’s International Realty, to complete a fill-in stage at a home that truly feels like you’re on vacation everyday right in the heart of Buckhead.

Located at 3400 Northside Drive NW sits a custom estate home unlike anything in Atlanta. Surrounded by lush greenery, the 7,781-square-foot home is nestled on more than four acres of land with the entire backyard overlooking the natural spring-fed lake. The home and resort-like property instantly feel like an island getaway. Indoors, natural light floods the open living spaces from soaring ceilings to polished hardwoods, allowing the amazing architectural details to really stand out. The incredible chef’s kitchen with a professional appliance package opens to the magnificent party-worthy great room, making the design perfect for entertaining. The custom estate features eight bedrooms, seven bathrooms, a library, a nanny suite, a gym, and a master suite with a fireside sitting room and spa bath with an outdoor shower. Additionally, the home showcases a finished terrace level, a three-car garage, and a guesthouse with a full kitchen and bath. The outdoors are just as glamorous with a completely private outdoor living space featuring a heated saltwater infinity pool and spa with a waterfall, a spacious patio with private cabanas, a fire pit and an outdoor kitchen. When inspecting the property for staging, Melissa noted that the main feature that stood out to her was the large, openness of the space and the floor-to-ceiling windows showcasing the gorgeous back patio and pool. “My favorite area to stage was the main living room,” she said. “With the large windows looking out onto the pool, I had an ideal focal point to work off of!”

The living room features two large area rugs, one that defines the space in front of the cascading windows and the other that showcases the space in front of a cozy fireplace. Just in the living room alone, buyers get a relaxed vacation vibe. One side of the living area is more relaxed with deep coastal colors, modern furniture and extra-large plants, while the other side is classic and sleek black and white with a baby grand piano, a simple nod to the home’s understated elegance.

Other staging highlights throughout the home include an open office showcasing the essentials through a bold and creative desk, as well as an eye-catching cowhide rug and a stylish, plush chair. The master bedroom is also a stunning work in décor, decorated in darker neutral colors and mirrored nightstands and dressers which add dimension, perspective, and sophistication to the room. Greenery and natural materials are also placed throughout the home, allowing for a biophilic design to reduce stress and improve moods while also contributing to the vacation vibe. Overall, the home was staged with an elegant, neutral color scheme so as not to distract from the beautiful outdoor views while also giving potential buyers the chance to picture themselves inside the home.

“The house is very sophisticated, so I wanted to use furniture that complemented that,” states Melissa. “The target audience for the staging of this home is people who love to entertain. Whether it’s a large family or a family who has a lot of out-of-town guests, this house is perfect for holding a large amount of people while still maintaining comfort and charm.”

Home staging is a crucial step for making a successful sale for realtors in this market. “My clients are always thrilled with Design2Sell’s work,” said Mizell. “The staging really makes the photographs “pop,” as well as adding excitement for the buyers when they walk in the door for the first time. There are a lot of stagers out there, but it is very rare to find a company with the passion and professionalism exuded in Design2Sell’s work.” Chase wasn’t the only one with great things to say! “Chase Mizell is always a pleasure to work with,” Melissa states. “He’s got such great taste, yet is very easy-going and flexible. He really is the ideal client and we love having the opportunity to work with him!”
