Cozy Elegant Home Staging Hacks| Staged Property Tour

Home Staging is a powerful tool in marketing a listing and there many techniques we apply to allow your property to stand out from the competition. This Staged Home Tour is brought to you by Melissa Piccirillo, a Property Stylisat of Design2Sell. This beautiful property located on one of Morningside's most desirable streets in Atlanta is a custom-built home by JackBilt Development . This 6-Bedroom, 4.5 Bathroom home offers what today’s luxury buyer demands including a bright and open floor plan.


This newly built home was listed for $1,875,000 and sold in no time after staging. Additionally, the buyer expressed how much they LOVED the install and outcome of the stage and requested acquiring some of our inventory. They ended up purchasing most of the pieces of furniture and decor to have in their new home!


Create a Connection:

The main goal with staging this property was to appeal to all buyers and give a lively first impression. Melissa focused on making sure it felt elegant and sophisticated; but also cozy and comfortable. Keeping in mind how crucial is it to create a connection between the potential buyer and the property. As we all know, when it comes to buying a house, we buy with our hearts, not

Living Room:

Melissa's favorite room to stage was the living room. The dark accent wall surrounding the white fireplace was stunning on its own, but adding the contrasting art accentuated this focal wall. The idea was to create a lifestyle experience and add personality by adding funky, white curved chairs with a solid wood coffee table and modern art.

Add Decor:

At Design2sell, we want our stages to be memorable and to stand out to buyers. Incorporating unique pieces of furniture, art, and/or accessories is a smart hack to draw the attention of potential buyers!


For instance, Melissa added a stand-out desk, a high-back desk chair, and a unique black console table to give flavor to this office space. In the breakfast room, we have a bleached wood table with a matching bench and fun black chairs. In the dining room, we have a stunning iron-legged dining table with simple gray chairs and an oversized leaning mirror for drama.

 

Meet the Stager

This property was staged by our very talented Property Stylist, Melissa Piccirillo. Melissa graduated from Michigan State with a BA in interior design. She lives in Milton with her two daughters (and two kitties) and is an avid gardener who loves being outdoors. Taking walks on the greenway is one of her favorite pastimes.


Melissa has been working for Design2Sell for nearly six years and is a valuable part of our team. Clients, along with her coworkers, love her friendly, outgoing, and creative personality.
